Reducing balance: each EMI pays that month’s interest first; the rest reduces the principal, so the interest share falls every month.

What is Home Loan EMI?

A home loan (housing loan) is a secured loan taken to purchase, construct, or renovate a residential property. It is repaid in fixed monthly EMIs over a tenure of 5 to 30 years. Indian home loan rates typically range from 8% to 12% p.a. on a reducing balance basis, and you can claim tax deductions under Section 80C and Section 24(b).

How to use VyajPay's Home Loan EMI?

Enter your home loan amount, the annual interest rate offered by your bank or NBFC, and the loan tenure in years. The calculator converts the tenure to months and computes your EMI using the reducing balance formula. It also shows the total interest outgo and the total amount you will repay — helping you understand the true cost of your home.

Why use VyajPay's Home Loan EMI?

  • Compare loan offers from different banks by changing the interest rate
  • Decide the right tenure — shorter tenure means higher EMI but less total interest
  • Understand how a rate change (e.g. RBI hike) will affect your EMI
  • Plan your home purchase budget accurately

Frequently Asked Questions

Most banks offer home loans up to 30 years. Longer tenure reduces EMI but significantly increases total interest paid.

Yes. Under Section 24(b) you can claim up to ₹2 Lakh deduction on interest for a self-occupied property. Under Section 80C, up to ₹1.5 Lakh on principal repayment.

Fixed rate loans have a constant interest rate throughout the tenure. Floating rate loans (linked to MCLR/RLLR) change with RBI policy, making future EMIs unpredictable.
